A lot goes dark one pole at a time
Almost nobody loses a whole parking lot at once. A property manager notices one pole out on the east side, then another near the entrance a few weeks later, and it reads like a run of bad luck rather than one cause. Most of the time it is not the fixture at all. A photocell that has started reading dusk wrong, a driver going bad inside the fixture housing, or water that has worked its way into the base of the pole through a cracked hand-hole cover will all take a light out one at a time, in whatever order the weak components happen to fail in.
None of that shows up from the ground in daylight. It shows up at night, when a tenant is walking to their car under a dead light and a leasing office finds out about it from a complaint instead of an inspection. For a property manager in Hutto or anywhere across Williamson County, a dark section of lot is a liability question as much as a maintenance one, and it is usually cheaper to fix the pole than to wait for the incident report.

Why owning the lift changes the job
Most electricians working pole lighting have to book a boom lift for the day, which means the survey and the fix happen on two different visits, on whatever schedule the rental yard can offer. We run 10 fully stocked trucks and own our 35 foot boom lift outright, so we can put a technician up at the fixture the same visit we survey the lot, rather than quoting from the ground and coming back once equipment is booked.
A pole survey means checking every fixture on the property against what it should be reading: photocell response, driver output, and whether the base and hand-hole are sealed against water. A retrofit to LED replaces the failing high-pressure sodium or metal halide fixture with Lithonia gear sized to the pole height and spacing already on site, rather than swapping like for like and inheriting the same failure pattern in a few years. Because the estimate comes off our own reading of the lot rather than a guess, we get numbers back inside 24 business hours.

What to expect after the retrofit
Photocells and LED drivers both have a service life, and a lot that gets walked at night once in a while catches a failing one before it goes fully dark. Reading a maintenance log on paper does not catch this the way walking the property after sunset does, because a photocell can still trip the fixture on and still be reading the wrong light level.
Every job carries a one year warranty on material and labor, the same as any other work we do in Hutto and across Austin and Williamson County. If a fixture we installed fails inside that window, the call to make is the same one that started the job.
