Chapter 01

What actually fails in a Texas house

An AFCI breaker that trips for no reason nobody can pin down, a dead circuit that has stayed dead for years because the last electrician said fixing it meant tearing up a wall, aluminum wire connections that were fine for decades and are not fine now, code violations that only surface when a house goes up for sale. None of these show up on a walk-through. They show up when something stops working, or when an inspector's report lands on the kitchen table.

One customer's laundry room light had been out for three years. Two previous electricians had told her the only real fix was tearing up the kitchen. Our team took the job anyway, worked out the actual fault without touching the kitchen, and got the light back on. That is the kind of call we take, not just the easy ones.

How we diagnose before we replace

A wiring inspection starts at the panel, because most residential faults trace back to a connection or a breaker before they trace back to a fixture. We check for aluminum wire connections, GFCI and AFCI coverage where current code requires it, and whether the panel itself has room for what the house actually needs, whole-house surge protection, a hot tub or spa circuit, a portable generator interlock kit, a dedicated circuit for a washer, dryer or water heater. One customer called about lights cutting off with no tripped breaker; our team found several loose wires in the panel, including one that had burned, and fixed it on the spot rather than guessing at a fixture problem.

A lighting install runs differently. We walk the space with the homeowner first, confirm fixture locations against the framing or the ceiling access, then run the wire, mount the fixture and test every switch and dimmer before we call it done. On one job we talked a customer through a minor issue over the phone instead of rolling a truck for something he could fix himself, because a five minute phone call is worth more to us than a call-out fee we did not earn.

The full lighting scope, and what a correct job looks like after

Inside the house: recessed can lighting, chandeliers, pendant and vanity lights, custom and decorative fixtures, under-cabinet and above-cabinet lighting, track lighting, LED retrofits, and bulb or ballast replacement on fixtures nobody else wants to climb up for. Outside: landscape and tree lighting, security lighting, motion sensor lights, swimming pool lights, and soffit outlets installed specifically so Christmas lights have somewhere safe to plug in every winter instead of running an extension cord through a window.
